The task of these inspectors is to ensure that buildings have sufficient ventilation and air quality. If they find problems with the ventilation system, they will work with the building owner to rectify the situation. The OVK checks that the ventilation is working as it was intended when the ventilation system was commissioned, that the air flows are sufficient and that they are in the right direction.
What preparations need to be made before the OVK?
The most important thing is that the apartments, premises and technical spaces concerned are available on the day of the OVK inspection. At the time of booking, you will receive customised notification slips delivered digitally by us, ready to be distributed to residents. It sets out the preparations that residents need to make before the OVK inspector’s visit. On the day of the OVK inspection, it is very helpful if ventilation drawings, operation and maintenance instructions and previous OVK protocols are available. If the documents are missing, it is usually fine anyway, but this may result in an OVK remark.
What happens if you don’t get into all the apartments at the OVK?
In apartment buildings, the aim is to check all apartments. However, a dropout rate of around 10% is common and usually acceptable.
Do I have to attend the OVK?
As a board member, property owner or trustee, you can usually choose whether or not to attend the OVK inspection, only access and documentation is arranged for the OVK inspector.
Who sends the OVK protocol to the municipality?
After the OVK inspection, the OVK inspector draws up an OVK protocol and an OVK certificate, which he or she sends to the municipality. A copy will be sent to you.
What happens if the OVK is not approved?
By law, it is the responsibility of the building owner to ensure that defects and deficiencies discovered during the OVK inspection are rectified immediately. For example, if a resident of a condominium has removed the ventilation hole in the kitchen, the condominium can ask the resident to pay for the work. If the fault is due to a broken ceiling fan, it is up to the association to pay for the repair. We can help you clarify the liability if it’s unclear, and also help with most types of OVK measures.
